You must ensure that the building company you employ has appropriate guarantee and warranty systems that protect you against the unlikely event of something going wrong.
Vision Homes Waikato take this very seriously so we provide a double strength warranty system.
Vision Homes Waikato Ltd Warranty
Vision Homes provides an extensive warranty on your new home. The warranty certifies that all materials and workmanship provided by Vision Homes Waikato Limited meets all relevant standards of the NZ Building Code 3604 and that the house has been constructed as per the plans and specifications provided.
Vision Homes Waikato Ltd provides you the following Warranty Period.
- Materials — Ten (10) Years
- Workmanship — Ten (10) Years
- Floor Coverings & Fittings — One (1) Year
Vision Homes Waikato Ltd also passes on all Manufacturer Warranty (which vary according to the Manufacturer) so that you the client have double protection.
Registered Masters Builders Guarantee
Vision Homes Waikato Limited as a member of the Registered Master Builders also offers you the Master Build Guarantee.
The Master Build Guarantee provides you with a third party guarantee that Vision Homes Waikato will fulfill our obligations to you and ensure your home is free from any defects. Only home builders who have been assessed and approved as a Registered Master Builder can provide you with a Master Build Guarantee.
When Vision Homes Waikato undertakes a full build for you the Master Build Guarantee gives you the following protection.
- Loss of Deposit - not exceeding five per cent (5%) of the Contract Price to a maximum of $25,000 if permanent work has not commenced.
- Non completion of the dwelling - not exceeding ten per cent (10%) of the Contract Price to a maximum of $40,000.
- Defect in Materials and Workmanship and Structural Defect up to ten years.
- Total cover of up to $500,000 including coverage for damage due to leaky building issues.
This Guarantee provides you (and your financier) with complete peace of mind when you are embarking on one of the biggest investments you will ever make – the building of a new home, or alterations &/or additions to your existing one.
It’s simple really - We guarantee the obligations of the Builder to complete your contract and ensure that your home is free of defects.
This includes the work of sub-contractors contracted by the builder, such as the plumber and electrician. Materials that you supply or the work of sub-contractors that you engage are not covered however – it covers the work contracted to be done by your builder.
Builders Recommendations
We recommend that you and your legal advisors read the terms and conditions of the Guarantee carefully, and suggest you do not:
- Make a payment to the builder in excess of what is stated in the Building Contract.
- Make a payment before the completion of the stage as determined by the Building Contract.
- Commence building without a Building Consent.
- Commence building without an Approved Building Contract.
- Breach any of the terms and conditions contained in the Building Contract.
